Fall into Texture!

When I walked up to the front porch of Diane and Bruce’s home in Arlington Heights I immediately knew this was going to be a dream property to sell. Everything was perfectly placed and even the doormat was layered with style and texture! 

Each room was beautifully appointed and rich with detail. As we talked, we immediately connected over how the use of classic finishes such as white cabinetry and subway tiles, hardwood flooring, and neutral trims and walls can set the tone for a wide pool of potential buyers. Diane was intentional about her remodel design as she knew there was always a chance they would be relocated.

We were delighted to see she already had many of our staging tricks in place including layering decorative elements and contrasting textures to create a more upscale look. She just took it to the extreme in everything from wall treatments, to bedding, to accent furniture and tabletop decor.

Our challenge here was not how to set up the home, but rather how high we could push the value due to how well this home would show against its’ competition. We were thrilled when we achieved a record price and successful appraisal for them.

Start with lots of texture

Create a luxe look in the primary and guest bedrooms by layering thick white duvets with thin fabric coverlets and a mix of patterned and textured pillows.

Mix materials in the kitchen

I loved how my client used undulating subway tiles and rattan stools to contrast the smooth white kitchen cabinets and stainless appliances.

Use counter space for display

Layering multiple sizes and shapes of wooden cutting boards with varying heights of canisters and a cake pedestal to give even small items the feel of importance.

And don’t forget the baskets!

Fill large woven baskets with pillows and blankets in varying sizes and textures. Diane even filled some of hers with bundles of yarn. We thought that was a unique and delightful staging trick which helps to build a story for our potential buyers of things they may imagine doing in the home.
