BEFORE The more traditional decor and darker wall colors were distracting buyers who couldn’t imagine it with their own more modern furnishings. Having two dining areas so close to each other was also visually confusing.

AFTER Curtains and rugs were removed, showing off the beautiful floor, and the walls were repainted a light neutral. Elements of raw metal—new lighting, a stainless high top table with black stools, and reconfigured dining console—were mixed into the predominantly wood palette, giving the home more of a Modern Farmhouse-feel and better flow between the dining spaces. 


Julie and Mark knew they’d found their dream home when they saw it for the first time. With a passion for entertaining, they immediately saw themselves hosting friends and family both indoors and out with the open floor plan, chef’s kitchen, and gorgeous outdoor space. However, in order to buy it, they would have to overcome some challenges: not only was the price more than they wanted to spend, but they would need to sell their current home first. They decided to list their home with a friend in the real estate business but not much happened. With few showings and negative feedback about the floor plan, they were frustrated and decided to take it off the market.

Julie wasn’t ready to give up their dream, so she reached out to me for help. I listened to the feedback they received, and knew right away what was needed to draw buyers attention—mostly just paint and staging to showcase the spaces differently. I helped them put a plan together to make those changes and we put it back on the market; it sold in four days for the highest price in the neighborhood. But that wasn’t the only good news coming their way—the price of their dream home had dropped and we were then in a position to put together a strong offer since we had a solid contract on their home.
