BEFORE While a functional family room in real life, we were concerned it wouldn’t photograph or show as well to potential buyers. The corner sofa arrangement blocked the flow of the room and made it appear smaller than it actually was, while the brick fireplace made it feel a little dated and dark.

AFTER The room was decluttered and the furniture was rearranged to create a more open layout and draw your eye to the fireplace, which is now the focal point of the room. We decided to paint it white, which dramatically brightened the space. Adding new drapes and changing the art gave the room a fresh and modern appeal.


In early January, Lisa learned she would need to relocate out of state for her job. By mid January she jumped into the process—things were moving quickly and she needed to wrap up loose ends and sell her current home in order to have a chance at purchasing something in her new location.

Knowing it would take significant coordination, she selected me to represent her because after interviewing multiple agents, she was impressed with my approach and the team I could put together to help her get the house ready to show within her tight timeframe. We developed a detailed plan and got to work.

My stager gave Lisa detailed homework for each room about what to pack and what to leave for staging, and we identified a few key projects like painting and swapping out a few light fixtures to update the overall look of the home for very little money.

During the month of February, Lisa worked diligently on her preparation and packing, her brother hung the light fixtures we selected, and we picked a date in early March for the final staging. On staging day I supplemented her furnishings with artwork and accessories from my inventory and my handyperson hung new drapery rods and drapes. Professional photos were taken March 5, the home was listed on the 6th, we had the home under contract by March 10th, and closed just thirty days later—all as an unprecedented stay-at-home order was taking effect. No problem!
